As Mary explains, “My husband and I are nearing retirement and looking for passive income in real estate. While searching for SFD and condos to build a portfolio, we started to consider the risk with owning single properties vs. investing in syndications, which we learned about during this time.”

The learning process revealed a powerful alternative. Through syndication, they could diversify across several properties and markets without managing the day-to-day operations. This approach helped shift their perspective on real estate. “The idea of spreading our risk out among either an apartment complex with 100’s of units, or a syndication fund of 7–8 complexes (with an even greater spread of risk) made perfect sense,” Mary says.

For investors nearing retirement, the goal is often simple: create predictable cash flow with minimal hands-on involvement. Mary and her husband’s experience reflects a growing trend—real estate investing doesn’t have to mean becoming a landlord. It can mean partnering with professionals who handle operations, while still benefiting from real estate’s long-term advantages.
